Retail

A retail roof sits over tenants who open every morning and customers who park underneath it, so the job has to work around the plaza instead of the other way round. CES Roofing works only on commercial buildings across Florida, and shopping plazas, strip centers, stores, restaurants and dealerships are a large part of that work. We set the schedule with the owner or the manager, protect what is below the roof while the work is on, and put the condition of the roof and the options in writing.

What retail centers need

  • A plan the tenants can live with

The schedule is set with you before anyone goes up: which sections are done when, where the crew stages and how deliveries and customer parking stay clear. One strip center owner hired us for exactly that, the ability to coordinate around a busy tenant environment.

  • Cars and storefronts protected

Overspray and debris are the two things a retail owner worries about. We protect the vehicles and the storefronts below the roof every day the work is on, and a client put it this way: "I never had any worries with all of the cars coming and going throughout the day from overspray because you protected against that daily."

  • A straight answer in writing

The complimentary assessment is drone-assisted, and if we suspect trapped moisture we scan the roof with thermal imaging. You get a recommendation in writing: restore, repair or replace, section by section if the plaza has been built in phases.

  • Restoration instead of a tear-off

If the roof is structurally sound, a silicone coating or an SPF system goes over it with no tear-off, carries the same manufacturer warranty as a replacement and costs roughly one-third as much. SPF goes on with no flames or odours, which is what an occupied building needs.

Systems that fit

A coating suits a sound roof with a worn surface, whether it is metal, modified bitumen or TPO, and it is the least disruptive option for an occupied plaza. SPF adds insulation and impact resistance and is the system the Category 5 warranty applies to. When a section is past saving, TPO or modified bitumen replaces it, and dealerships and stores that want a new membrane usually take TPO.
