Property Managers

A property manager is juggling buildings, tenants and vendors at once, and the roof is the item that turns into an emergency at the worst time. CES Roofing works only on commercial buildings across Florida, and property managers are one of the main groups we work for. We answer the same day, assess every roof in the portfolio the same way, and put each one in writing so you can show the owner what it needs.

What property managers need

  • One partner across the portfolio

Every building you manage gets the same crew standard, the same report format and the same point of contact, whether it is a plaza, an office or an apartment community, so you are not managing a different roofer for each address.

  • A same-day answer

We respond to every inquiry the same day and visit the site the same or next day. When a tenant reports a leak, you can tell the owner when someone will be on the roof.

  • A report you can forward

The complimentary assessment is drone-assisted, and if we suspect trapped moisture we scan the roof with thermal imaging. You get a recommendation in writing for each roof: restore, repair or replace, ready to forward to the owner as it is.

  • Restoration before replacement

If a roof is structurally sound, a silicone coating or an SPF system goes over it with no tear-off, carries the same manufacturer warranty as a replacement and costs roughly one-third as much. If a roof does need to come off, we say so.

Systems that fit

Most portfolios mix roof types, and the answer is the same across them: a coating over a sound roof whether it is metal, modified bitumen or TPO, SPF where insulation, impact resistance and the Category 5 warranty matter, and TPO or modified bitumen where a section is past saving. Leaks caused by our workmanship or materials in the first two years are fixed at no charge, and the manufacturer covers the rest of the term.
