A hotel never closes, so the roof gets worked on with guests sleeping under it and housekeeping, the kitchen and the rooftop equipment all running. CES Roofing works only on commercial buildings across Florida, hotels among them. We set the schedule with the manager around occupancy, favour systems that go on over the existing roof with no flames or odours over a tear-off, and put the condition of the roof and the options in writing.

A schedule that follows occupancy
The schedule is set with you before anyone goes up: which sections are done when, which hours the crew works and how the entrance, the parking and the areas guests use stay clear. We also work around the A/C contractors who need access to the roof while the job is on.
No flames and no odours over the rooms
If the roof is structurally sound, a silicone coating or an SPF system goes over it with no tear-off, so nothing comes off the building. SPF goes on with no flames or odours, which is what an occupied building needs, and the system carries the same manufacturer warranty as a replacement at roughly one-third the cost.
Quieter rooms under the roof
SPF adds insulation, and clients tell us it cuts the sound that comes through the roof. One put it this way: "The sound proofing in our building through the roof has diminished nearly 95% since the spray foam roof was installed."
A straight answer in writing
The complimentary assessment is drone-assisted, and if we suspect trapped moisture we scan the roof with thermal imaging. You get a recommendation in writing: restore, repair or replace, so ownership and the management company read the same report.

Systems that fit
A coating suits a sound roof with a worn surface, whether it is metal, modified bitumen or TPO, and it is the least disruptive option for a full hotel. SPF adds insulation and impact resistance and is the system the Category 5 warranty applies to: on qualifying SPF systems, CES is one of only two companies in Florida that can offer a manufacturer-certified Category 5 Hurricane Warranty. When a section is past saving, TPO or modified bitumen replaces it.
