If your roof is structurally sound, you probably don't need a new one. An SPF or silicone coating system goes over the existing roof, carries the same manufacturer warranty as a replacement, and costs roughly one-third as much. Coating restorations also qualify for a Section 179 deduction in the year the work is done.

We repair the existing roof, seal every seam and penetration, then apply a liquid silicone membrane over metal, modified bitumen or TPO.
Silicone holds up to standing water, which is why we use it instead of acrylic in Florida's climate.

If we suspect trapped moisture, we scan the roof with thermal imaging, which most roofing contractors don't carry. Florida building code requires a tear-off when more than 25% of a roof is wet, so knowing that number tells you whether restoration is even an option before you spend anything.
